Carpet area vs built-up area

Compare like with like and understand what RERA requires.

Three numbers you'll hear

Carpet area is the usable floor area inside the walls. Built-up area adds wall thickness and balconies. Super built-up area adds a share of lobbies, lifts and other common spaces.

RERA defines carpet area and requires projects to state it, so you can compare like with like.

Loading

The gap between super built-up and carpet area is called loading. A higher loading means you pay for more space you cannot use inside your flat.

How to compare prices

Divide the total price by the carpet area to get the real price per usable sq ft. Our carpet-area price tool does this and shows the loading percentage.
