Why RERA registration matters

Under the Real Estate (Regulation and Development) Act, 2016, most residential projects above a minimum size must be registered with the state authority before they are advertised or sold. In Telangana that authority is TG-RERA.

A registration number on a brochure is a claim. The TG-RERA website is where you confirm it.

How to search

Open the TG-RERA portal and search by project name or registration number. Open the project page and note the promoter's name, the registered address, the land details and the proposed completion date.

Download the approved layout and building plans if they are listed, and compare the number of floors and units with what the sales team showed you.

What to compare with the brochure

Check that the promoter on RERA is the company named on your agreement. Check that the completion date in the agreement matches or is earlier than the date on RERA. Check that the carpet area of your unit is stated, because RERA requires sale by carpet area.

If a broker is involved, search for their agent registration number too.

If something goes wrong

Buyers can file a complaint with TG-RERA through its complaints portal, for example over delays or changes to plans. Keep copies of your agreement, payment receipts and any written promises.
